One of the most common things I hear from first-time buyers in Washington is some version of: "I don't have enough for a down payment." What most of those buyers don't know is that Washington state has one of the most accessible down payment assistance programs in the country... and a lot of buyers who think they don't qualify, actually do.

Here is a plain-English breakdown of how the WSHFC Home Advantage program works in 2026.

What Is the WSHFC Home Advantage Program?

The Washington State Housing Finance Commission (WSHFC) runs a program called Home Advantage. It combines a below-market first mortgage with a down payment assistance loan that can cover your down payment and closing costs.

The down payment assistance comes as a second loan... no monthly payments required. You repay it when you sell, refinance, or pay off your first mortgage. It's not a grant, but for most buyers it functions like one during the time they own the home.

Who Qualifies for WSHFC Down Payment Assistance in 2026?

The program has gotten significantly more accessible. Key eligibility requirements for 2026:

  • Income limit: Up to $215,000 annual household income (increased from $180,000 in September 2025)
  • Primary residence only: The home must be your primary residence in Washington state
  • Homebuyer education: You must complete a WSHFC-approved homebuyer education course before closing
  • Credit score: Minimum requirements apply depending on loan type (Conventional, FHA, VA, USDA)
  • Purchase price limits: Vary by county across Washington state

The income limit increase to $215,000 opened the program to a much larger segment of Washington buyers, including many who had been priced out of assistance in prior years.

How Much Down Payment Assistance Can You Get?

The Home Advantage DPA loan can cover up to 4% of the first mortgage loan amount. On a $450,000 purchase, that's up to $18,000 toward your down payment and closing costs.

Combined with the below-market first mortgage rate that comes with the program, the monthly payment difference is often smaller than buyers expect.

What Loan Types Work with Home Advantage?

Home Advantage works with:

  • Conventional loans (3% down)
  • FHA loans (3.5% down)
  • VA loans (0% down for eligible veterans)
  • USDA loans (0% down for eligible rural areas)

For VA and USDA buyers, the down payment assistance can be applied entirely to closing costs... which can mean getting into a home with very little out of pocket.

WSHFC runs additional programs worth knowing about:

  • Opportunity Downpayment Assistance Loan Program: Designed for low-to-moderate income buyers in targeted areas or specific professions

How Do You Apply for WSHFC Down Payment Assistance?

You don't apply directly to WSHFC. The program is accessed through approved lenders... which means your loan officer does the heavy lifting. Not every lender offers these programs, so it's worth working with someone who is familiar with the process.

The steps are straightforward:

  1. Get pre-approved with an approved WSHFC lender
  2. Complete your homebuyer education course (can be done online)
  3. Find your home and go under contract
  4. Close with both the first mortgage and DPA loan funded at the same time

Is Down Payment Assistance Worth It?

For most buyers who qualify... yes. Keeping more cash in your pocket at closing means more reserves, more flexibility, and less financial stress early in homeownership. The deferred repayment structure means you are not paying more month to month.

In a higher-rate environment like 2026, every dollar of assistance at closing has real value. The program exists specifically to make Washington homeownership more accessible... and most eligible buyers have no idea it's available to them.
